Case Study 1A: Smart Pneumatic Waste Conveyance System (PWCS) for efficient, cleaner, and hassle-free waste disposal through optimized resource management.

1. In my opinion, Hong Leong/CDL appears to be an early adopter of the Pneumatic Waste Collection System (PWCS) in many of their new developments.

1.1. For the HDB BTO November 2020 launch, projects such as Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, and Parc Residences all feature this “SMART” PWCS.

1.2. Hopefully, the use of “SMART” means there are improvements compared to earlier versions of the PWCS.

1.3. In fact, PWCS units—though perhaps not as advanced—will also be installed at Forett condo, HDB Plantation Village (Nov 2019), Tampines GreenWave, and Tampines GreenGem.

2. For example, when The Venue (a CDL project) had just achieved T.O.P.:

Usually, I am more cautious when it comes to housing in close proximity to a petrol station.

In my opinion, the main concern are the combination of several factors:-

1. vapour fumes from the storage tanks and/or during customers pumping petrol into their petrol / diesel tank(s).

2. Down-wind or the "right conditions" that may bring the vapour fumes towards the HDB West Crest @ Bukit Batok Estate.

These are the two main concerns. Although a fire although not likely is a remote possibility, here.

Hoi Hup Realty is the same developer of 100 Palms. This development may not be as popular as 100 Palms.

As 100 Palms site is at the main road of Yio Chu Kang. With a famous school Roysth within 1km distance from it.

This site is more remote or further away. Thus Left to be seen if this development can also score a 100% sellout during launch...? hmm... One saving grace is that brand new ECs are almost non-existent this year.

For those who are not familiar with Sengkang. Sengkang is sub-zoned into Sengkang East or Sengkang West.

With four distinct estate names:

Sengkang East:-

Rivervale = Blocks > 100 < 199
Compassvale = Blocks > 200 < 299

Sengkang West:-
Anchorvale = Blocks >300 < 399
Fernvale = Blocks >400 < 499

Many of the HDB flats in Anchorvale starts from a 3xx. But since this being an EC, it's naming convention can be in two digits numerals like block 30 etc... However, the main address of the development will have to use 3xx Anchorvale Lane.

I will cover more about this development as soon as the site plan and floor plans are available.

I understand that this site is expected to be launched in early 2018 or earlier...

A client asked why my top-five HDB Farrer Park Arena stack rankings did not include stacks recommended in a TikTok by another Feng Shui Master. I explained I excluded those stacks because they have major Feng Shui flaws. Client: Thank you Master Cecil, i got some burning questions, is it ok to ask u.

Client: According to your case study, 234, 246, 226 & 222 are also south east facing same as the choice u given me 236, 228, 248

Client: "so master so am i right to say what is shared in the video above is not true? this is shared with me by a friend"

(The client forwarded the TikTok video where the Feng Shui Master recommends stacks 234, 246, 226, and 222 as his choices, but I avoided these stacks. Why?)

The FS master can plot a Flying Star chart but forgot that the kitchen especially the stove is at NW = Fire at Heaven's Gate. What kind of FS advice is he giving people?
