Northwave Executive Condo (EC) @ Woodlands View and Christian type of "fish shaped" layout with one side having two blocks and the other four blocks will inevitable cause poison arrows from the side with two blocks...

Northwave Executive Condo (EC) @ Woodlands View and Flying Star Feng Shui of Block 111

Block 111 consists of a total of 4 stacks.

Stacks #21 and #22 faces Flying stars P8 SE3 direction.

While stacks #23 and #24 faces the opposite directions of NW3.

NW3 with stacks #23 and #24  has the auspicious water wealth #8 at it's frontage. However, try to avoid the lower units as the lower units face the main entrance/ security guard. The bin centre is to the extreme right of stack #24.

Other than this, the rest of the sectors on this home has imbalances.

If the master bedroom or a bedroom is located at West sector of the home: be careful of frequent sickness

Stacks #21 and #22 with SE 3 facing has the water wealth star at it's frontage. Thus, it is an advantage that these unit faces a pool of water.

The rest of the stars in other sectors are inauspicious. And may need to be disarmed

Good, if the rear of the house has a "mountain" support.

P.S. As the readings are taking as a total Block e.g. 110; some geomancers may use the readings eg. from the centre most bedrooms facing outwards of the unit towards the balcony. Of course, if so, it may become a S1 facing unit especially for stack #21 etc...

Northwave Executive Condo (EC) @ Woodlands View

Always mindful whether one's potential new home has afternoon sun : be it direct, indirect and roughly which areas of the home may be affected by the afternoon sun.

I was once told by an overseas client who enjoys all 4 seasons. And she said that she does not mind her home having afternoon sun. As it can be very cold in the winter (up.. there)

Northwave Executive Condo (EC) @ Woodlands View  and Block 111 with stacks 01, 02, 03 & 04

Under Shapes and Forms Feng Shui; stacks #03 and #04 are less than ideal. As this is the major Entry / Exit ramp for the entire development. Plus it is close to/partially facing the bin point.

N2 stacks with #02 and #03 has the double auspicious #8's wasted at the "back" of the unit. Thus not as favourable as stacks #01 and #02 which are S2 facing.

S2. Stacks with #01 and #02  are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth.

1. Attached, please find a sample illustration of a Flying Star Period 8, S2 chart.

2. In the attachment: it is advantages for the [8] & [8] which symbolises : Prosperity, good wealth at the frontage of the home. Vs a N2 facing where this good stars are wasted at the "rear" which is usually the kitchen/yard area.

3. The only concern for a S2 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck.

4. Thus for a South facing (S2) best to select a unit where the kitchen is either at North or North-east sector is preferred.

P.S. As the readings are taking as a total Block e.g. 110; some geomancers may use the readings eg. from the centre most bedrooms facing outwards of the unit towards the balcony.

Although the above is one method taking the Flying Star compass readings.

It is best to use the following method instead:-

1. Please see attachment.

2. Here, if one notice; the above reading was done by taking the readings along this red markings A to B. (Parallel to the side wall of the unit).

3. Instead, it is preferred to take a reading in blue. For example: standing inside the living room and facing the balcony. Thus take a reading from the blue marking C to D.

4. With this in mind, it is very tedious for me to work on each individual stack/unit facing. Thus, it will be on a case-by-case basis as requested by my clients.

In addition, under Shapes and Forms Feng Shui it is not ideal for Type D1 bedroom 4 to be sandwiched between two toilets/wcs.

Case Study: Where is the location of the bin centre and sub-station (transformer room) and gen-set? Particularly try to avoid having a unit facing the bin centre.

The planners of Northwave did a reasonably good job in the placement of the bin centre cum generator-set and substation (Highlighted in yellow).

Thus it is safe to say that Block 111 and 101 facing these facilities is really not an issue.

Case Study: A look at pavilion design and whether a near-by unit get's attacked by poison arrows in terms of the roof-lines (if any)

Does these two pavilions look "threatening?". Good news is that under symbolism they don't.

comments potential poison arrow(s) from support beams.pngCase Study: When purchasing a ground floor or often 2nd storey; do consider any nearby function areas such as BBQ or Alfresco dining / kitchen areas. As often, these building do have support structures such as pillars and beams. That may result in a pillar slicing towards a unit's opening such as the balcony or bedroom window(s) if any.

There are two types of security intercom system in use today:

System Type 1: Guard Room with fixed line connected to each unit's wired intercom.

This system has been in use for many years especially the age of the fixed telephone lines and pagers.

Here, in the past, the unit's intercom is close-by to the main entrance door.

And there are many types of systems from simple verbal calls to camera built in to the intercom system.

If one is not physically in the unit: the secuirty guard may call and get no answer. Or at some side-gates; there is an intercom. And one can call in to get access.

For large developments like Sol Acres EC; it makes sense to opt for this fixed line system. To avoid massive phone bills from a Telecoms provider. Given that there are so many units in this development.

System Type 2: Each unit has to register a phone number. Nowadays many simply register their Handphone. This system uses GSM/3G and 4G modules to dial to an owner or occupier's number.1454705091_3G-4Gintercomsystemnorthwave-e-brochure_35.thumb.png.1e70cbce214c572aa220f2e0dbfd9e19.png

Here, so long as the occupier registers a specific phone number; the security guard can call the unit number and the occupier's specific phone will ring. Thus, the guard and check with the owner directly to sse if the occupier is expecting a specific visitor or not.

For smaller developments: outside the access gate; a visitor can call a unit number. And instead of the call directing to a guardroom. Here, the potential visitor can get to talk to the occupier. And the occupier can even press a code e.g. #2 to open the side gate for his/her visitor.

The advantage of this system is that one can even be in the toilet doing business or overseas and allow the visitor to come into the development. (Provided the occupier is not on a flight with their phone turned-off. If so, he/she should not be expecting a visitor.

The disadvantage of this system is often: the occupier has to decide on only ONE phone to register as an "intercom" system. And for a new occupier / tenant or resale buyer, they have to quickly register their phone fast. Else, visitors have a hard-time calling up to the unit.

This includes the management's time and effort to update the phone numbers each time a new tenant, occupier takes up residence in the development.

Another disadvantage is that if this is a large development with lots of visitors; perhaps the telecom bills may start to rise. If the telecom company charges by the number of calls out of the system.

Northwave uses this later System Type 2.

Addendum on 17/7/2019 = A new type of e-invite system for visitors at The Clementi Canopy....

Case Study: Poison Arrows from Changing room roof-lines towards 2nd storey unit:

This unit at Block 109:-

These spikes are like poison arrows especially if it is aimed towards an opening of a unit:-

From this perspective, one can see that it is aimed towards the 2nd storey unit on the right at block 109. Trying not to scare the SP/tenant.. thus no unit names mentioned, here...

Instead of the usual balcony cum PES sliding doors, this development uses the “French-type” of collapsible doors.26243E56-0735-4198-B165-3D487EC4490C.thumb.jpeg.a9ecfb294c5550622bc9e30fd49b0509.jpeg

The disadvantage of these doors is that each panel must be checked carefully to Ensure that they are all bolted.

Plus, avoid a person’s fingers caught inside this GAP....

Otherwise, it is meant to allow maximum openings... not possible with sliding panels.
