LEGEND
======

+ = Stack/unit direction suitable to Mr & Mrs XXXXXXXX as both are East Group persons. And all these stacks are either North, South or SE facing. [Standing inside the living room looking outwards]
(However, please note that this is very general and does not take into other considerations like Location, location, location etc...Thus some stacks like 189 may be ranked higher.)

A = Expect afternoon sun all year round at the frontage of the unit. For stack #433, high floors will encounter more afternoon sun.

B = Expect afternoon sun soaking into the master bedroom wall. And on a sunny day and in the evening, can expect the heat oozing out heat into the master bedroom wall.
For stacks #165 and #195 may expect this every six months due to the angle of sun rays at different times of the 1st or last six months especially affecting high floors. For example low floors of #195 is shaded by the mosque.

C = Main door is in close proximity to the Common Bin Lobby (CBL). Can also affect future re-sale value. Plus the two common bins are closest to (but not  on the same wall) the stack/unit's kitchen wall. For stack 169 one of the common bins is very close-by to the main door.

D = Kitchen at the inauspicious NW location. After Male breadwinner's career and small luck for the family. Can be balanced.

F = Low floors expect some traffic noise as unit is facing the service road leading into and out of the MSCP car park

G = Low floors around 2nd to 4th looks towards into the car park. Preferred unit above 5th or higher to clear the roof garden.

H = High floors preferred as stack/unit directly faces the wall/into Our Tampines Hub.

J = Expect some glare from the sidewall of stack/unit #101 for #127. While for #163, may expect some glare from #137.

K = Sharp corner of #199 is aimed towards #183 master bedroom window. Need to draw day curtain all day long.

L = HIGH FLOORS 6th storeys and above preferred! Avoid low floors as the unit faces into the Precinct Pavilion [PP]. And sometimes during a wake expect religious rituals being performed at this PP. Get a unit at High Floors at least 7th storey and above preferred, here. If no high floors, at the minimum is still 6th storey and above.

M = The stack/unit is the closest to the Electrical Sub-Station (ESS) is built within the MSCP. Fortunately, it is "out-of-sight and out-of-mind". So no potential issue at all.

N = Around six months of the year, do expect slight (some glare bounced-off) from close proximity to One Tampines Hub's white wall up to around 7th storeys high.

P = High Floors preferred at least 10th storeys or higher. Low floors especially bedroom views blocked totally blocked by the wall of Darul Ghufran Mosque. Ultimately, higher floors can see the roof of the mosque. For #179 only the master bedroom and partial bedroom 2 will have a view of the mosque.

Q =  Avoid low floors of stacks #127 as it is close-by to the entry/exit of the Our Tampines Hub. Higher floors preferred. For #139 as this is the entry/exit of vehicles from Tampines Walk into the service road of the entire Tampines Greenspring development. Thus for #139, avoid #02-139 and #03-139 due to imbalance of qi disturbance from vehicles.

R = Stack/unit beside the rear / side gate of the Darul Ghufran Mosque. Not a major issue. Above 4th storeys preferred.

Hi Cecil Lee, thank you for your analysis!

Saw that you mention location is most important. In general, is this BTO project in good fengshui location?

Secondly, is SW1(bedroom & living room in SW1) units in this project considered a good fengshui house for period 8 and 9 ? (As this project might be delayed). I have attached the layout.

Thank you in advance!

1. Every development has it's Good, Bad and in some instances Ugly units.

2. The same where each of us were studying in a classroom. Will sure to have classmates who are of exceptional intelligence + score, the middle and those who often fail or struggle in class.

3.  This depends on Fate. So what if e.g. Period 8 is good and Period 9 is bad? It is not like you can make HDB or their contractor make sure the house can be ready under Period 8? Therefore, it's FATE.

History of the it's neighbours…

Tampines Hub
Officially opened in 2017, Our Tampines Hub (OTH) has the honour of being Singapore s first integrated community and lifestyle hub. OTH is the result of true community spit, as more than 15,000 residents had come together in a series of public consultation sessions to dream up their future town centre.

Before OTH came to be, the site housed a sports hall and swimming complex. Today it is also home to a variety of world-class sporting facilities, retail and lifestyle offerings.

In 1992, Tampines New Town won the Snited Nations World Habit Awar-he only new town in Singapore to have won this award. A three-metre all sculpture, commemorating the award, sits just behind OTH.

Masjid Daryl Ghufran

Opened in December 1990, the iconic Masjid Darul Ghufran with its distinctive lattical minaret is Singapore's biggest mosque. It was made possible thanks to the fots of Tampines residents and suraus (Malay for prayer houses) from former surrounding kampungs, who rallied together to raise funds for its construction. The original facade. of the mosque, designed by the Housing and Development Board, look like a series of vertical wall structures of different heights. flowing seamlessly from the surrounding community buildings on Tampines Ave 5.

The mosque has since undergone two renovations In 1998, azure blue paneling are added, earning it its nickname of "Menara Biru" Malay for Blue Minaret. In 2016, it's capacity was expanded and more facilities were added.

Today the striking blue paneling is no longer there, but key design elements like domed minaret remain.
This artwork shows the mosque as a fusion of both its past and present design,
