Case Study 1: Common Bin Lobby + Stack 104 & 106

1. Under Shapes and Forms Feng Shui, even if the common bins are not facing stack 104; but considered marginally acceptable.

2. However, if your Feng Shui Master is a diehard practictioner is a conservative Feng Shui Master (FSM) or subsequently in the near future where the development obtained it's M.O.P. status, a potential client may bring such a FSM and it may be a no-no, here.

2.1. Learn who are these conservative FSMs and why they eat and live only by the main entrance door mantra, here:-

3. Generally stack 106 is "safe" given that it's main door does not have a view towards the common bins. And hopefully, no inconsiderate neighbours often pile rubbish at the common bin lobby. Or if durians are in season all year round and the skins are left there. LOL

Case Study 2: Based purely from a Shapes and Forms Feng Shui perspective + first glance

1177730957_externalshapesandformsfengshui.thumb.png.decf9ca2cb7fddd92adb501e54c25bf9.png

1. In general, best stacks under Shapes and Forms Feng Shui are 108, 110, 128, 130 and 132.

2. 108, 110, 130 and 132 do get morning sun. But this is way better off than if the units are facing the afternoon sun. If so, only 128 is considered as a rose amongst them.

Case Study 3: The Precinct Pavilion (PP) + better planned estate

1. Although it is a considerate choice to place the PP tucked at one corner of the estate, however, if one looks at the site plan, one cannot feel sad that the PP could have been moved closer towards Bradell Road and thus areas marked in RED like A and B be planned with or stacks.

2. Thus I am pretty disappointed with the way this estate was planned. Again it is a blessing in disguise for those who managed to get a unit at 108, 110, 128, 130 and 132. Which should be an envy of their future neighbours, there.

Case Study 4: Sha Qi and Block 156B and stack #112

929635411_shaqi.thumb.png.cffcd1655c7926a395239b4c15c62ada.png1. Vehicles turning out from Block 157B Multi Storey Car Park has a slight imbalance towards Block 112.

2. The good news does not have major issue. Safest is to avoid purchasing unit #02-112.

3. Anything above #02 are okay or acceptable.

Case Study 5: Poison arrow from the roof-line of Drop Off Point (DOP) towards Stack 120

1401863060_BishanTowersdropoffroofline.png.79bc6cf51d1dd7d094ba4ba2ebb3348a.png

1. Potential poison arrow from the roof-line of the DOP towards #02-120. Fortunately, no concern for units higher than #02 storeys high.

2. The potential poison arrow is less of a threat towards #02-122 (if any)

3. For example, a similar DOP design can be found at HDB Fernvale Rivergrove:-

9B79C55C-87F2-4CA8-BE6E-6DF62B274AA6.jpegC116F8F0-06FB-407F-ADA4-1EA6778934F0.jpeg3ABE4250-D0C8-4F3D-9DEB-BFDCDDBEA0D6.jpeg

The Drop off point roof-line is imposing. And can be a poison arrow as shown, below:-

Another photo showing the roof-line slicing towards level #02.

For Bishan Towers Stack #120 it is worse-off given that such an imposing roof-line most surely slices towards it's living room, bedroom(s)  and master bedroom.

Interlude: Once in a while HDB introduces a layout with a balcony even if it is a tiny one. Stacks #110 and #132, here

A client who has a low ballot number at HDB Costa Grove told me that she is only eyeing such a unit (5 bedder, there.) LOL!

Frankly this concept is not new. In the recent past, there were a few HDB developments with such a balcony. It is very popular design for HDB's DBSS units.

A non-functional balcony is at a "designer" HDB development - HDB Waterway Terraces II = ridiculously small. A dust collector and perhaps a bird-shit... enabled balcony.

Case Study 7: Almost great for those that dread direct afternoon sun homes

1. Good that there are no units that are direct view of the afternoon sun.

2. Stacks #100 and #120 have indirect afternoon sun at an angle all year round.

1888080754_bishantowersandafternoonsun.thumb.png.691f08b3b987d732a8283bb59781b68b.png

3. Other North and South facing stacks e.g. 118 and 120 will get afternoon sun bathing the walls. And every six months will get afternoon sun at a slight angle towards the unit's frontage.
