About Bidadari Estate (in Toa Payoh Town)

Located in the central region of Singapore, Bidadari is well served by the North-East Line (Woodleigh and Potong Pasir MRT stations) and the Circle Line (Bartley MRT station). Known for its rolling landscape and picturesque greenery, Bidadari is envisioned to be a tranquil, urban oasis where residents can rest, relax, and connect with family and friends.

Referencing the area's green origins, the future Bidadari Park will be centrally located in Bidadari Estate, to form a green lung. The new Alkaff Lake will be situated within the park, to recreate the sense of tranquility of the former Alkaff Lake Gardens. To celebrate the rich heritage of Bidadari, the former Upper Aljunied Road will be transformed into a 700-metre Heritage Walk lined with conserved rain trees.

Bidadari Park will be complemented by Bidadari Greenway, a 1.6km-long “green spine” along Bidadari Park Drive which extends from Bartley Road to Upper Serangoon Road. Commercial and social communal facilities within adjacent public housing developments will line the Bidadari Greenway, creating opportunities for community interaction. A cycling and pedestrian network has also been planned for the estate, which will mostly run through the green corridors, the Bidadari Greenway, and the Bidadari Park, enabling residents to safely walk and cycle around the estate.

For shopping and dining needs, residents can look forward to the hawker centre integrated within Woodleigh Village, and the commercial facilities within the Woodleigh Mall/ Woodleigh Residences mixed development. You can also visit the neighbourhood centre located nearby at Potong Pasir Avenue 1.

For families with school-going children, nearby schools include Cedar Primary School with an MOE kindergarten, Maris Stella High School (Primary and Secondary), Bartley Secondary School, and Cedar Girls’ Secondary School.

Case Study 1: Avoid low floors of Block 119A Stacks #101 and #103

image.png.7aa77f3341441c55bdcd916b48922029.png

1. Expect Sha Qi from vehicles turning into the estate's service road.

2. In addition, expect head-lights shining into the windows especially that of #02-101 and #03-103. Can be a nuisance during late night hours and early mornings.

Case Study 2: Of Nursing Home, Polyclinic, Church and Schools

image.thumb.png.d3a1c946817da93b41df252335590671.png

1. Overall, Cedar Girls Secondary School & Cedar Primary School are a street (Alkaff Crescent) away from Alkaff Breeze estate. The only think to look out for here are the roof-lines (if any) of the schools aimed towards a specific unit's opening especially the living room windows.

2. As for the church, the main thing to watch out is the cross usually found on the apex of the roof of a  church.

image.png.2409b3aac7a22a2101ff10a712743bbc.png3. Frankly, having especially a nursing home close-by has more to do with a stigma than anything else. While the polyclinic is  less of an issue. Unless, it brings more activities or movement towards one's VOID deck area = less privacy etc...

3.1. Unfortunately, often it translate to monetary = may affect re-sale value.

Case Study 4: Good that in this entire block only stack #103's front door is directly facing a corridor. Furthermore, good that it is a short corridor.

P.S. HDB BTO McNair Heights launched at the same time have more than it's fair share of this. For example, below belongs to a Block located at McNair Heights:-

Case Study 5: The planners did a reasonable fair job in isolating the Precinct Pavilion (PP)

1. Here residents of all units do not have a direct view of the PP.

2. During activities stacks 143 and 146 would have less privacy at the void deck.

3. Sounds coming from the PP may affect especially the lower floors of 141, 143 and 146.

May i know how will it affect since is outside the unit and not facing the door ? Thanks

Frankly, I can think of several concerns.

Never-mind, sometimes the unseen is one consideration: Possible for Ant trails. And reservist training by roaches....

And another is the bin area often has openings. And I am sure the unit yard area also has openings that often is not closed totally. Smell?

Frankly, need some imagination to envisage.....
