If there are strong winds blowing from the area of the low level Child Care Centre at Block 244 between the narrow "tunnel" area towards stack 340. Then this can effectively be said to be a Tian Zhan Sha. 2. In the event of strong winds, the consolation is to control the wind flow into the unit. But if continuous strong winds; can affect health and wealth of residents staying in this stack/unit. P.S. It also depends on wind blowing directions. If wind blows from North to South, then stack 340 may be affected by this Tian Zhan Sha. But if wind frequently blows only from South to North or East to West or vice-versa, no issue. By law the emergency staircase door has to be closed at all times. Thus ensuring that even if the front door faces the stairs, this fire-rated door is always closed at all times. Block 241B with Stack #320 Block 241C with stacks #328 and #320 2. Frankly not required to even place a notice or reminder such as shown on this Staircase door:- 3. No worries also. A PWCS system if used properly by the residents is indeed a good system to have. 2. However, today, be it HDB estates and or ECs and or Condos and even high-end ones fall victim to misuse or abuse. 2.1. If so, can cost a leg and an arm to clear the blockages as well as the PERFUME that permeates from this "stuck" system. 3. What I am more worried at Garden Bloom is I don't seem to see the PWCS BIN centre? Could it be the Utility Centre? 3.1. But cannot figure out how a garbage truck could reverse into this unusual "spot".... Hmmm..... 4. In many other estates, this BIN CENTRE is highly visible. As the Waste Collection truck has to drive to it, reverse and collect the LOAD. 4.1. Maybe I am blind.. but really I can't figure where this is for this estate. 5. More so, if I were staying at Garden Bloom, I don't want to park my unit anywhere near to the entrance of this BIN Centre. BUT WHERE IS IT? Do you know? 6. I suspect the BIN CENTRE could be here Highlighted in YELLOW "UC?" In my opinion more to do with a situation where unit has met Minimum Occupation Period (M.O.P.) . 2. And a potential buyer and or buyer's Feng Shui Master made it be known (a stigma) that it is inauspicious to have (somehow) the front door with a view of the common bin lobby / bin (if any). 3. Thus even if one might be okay with it. The "other" guy or gay may not like it. And some even give "low-ball" offers (if any). Case Study 9B: Any issue if the front door (Stack 354) faces the two lift lobbies? 4. Again, if one has a habit of leaving the front door open, this is subject more to privacy, then Feng Shui. P.S. Scientifically there is no known side effects of living in close proximity to an ESS> 2. However, Stigmas are difficult to conquer. Thus even if we have no issues with it; when it is time to sale such a unit, there will always be some potential buyers who look negatively to it. 3. Thus unfortunately, it is still preferred to look at units such as #02-322 to #06-322 as a last resort. Or even totally look towards other stacks. But given that this is a sizeable development of 782 units, like what you mentioned, there can still be good units within this development. The only thing we can do is to visit the show room (which often is close-by to the site) as well as obtain a sales brochure and see the mock-up of the development. As well as try to ask questions from the sales agent (if any). 1.1. We must still try to gather as much information as we can. 2. Summary of Case Studies in this article. If the information is overwhelming. Pick and choose selective articles... 1A & B: Common Rubbish Bin 2A & B: Interior unit Dry Walls 3: Fire at Heaven's Gate 4: Sha Qi or Poison Arrows from Club-house roof-lines 5: 3 Panel Sliding Doors at the Balcony 6: Drainage at the Balcony 7: Air-con Ledges 8: Mixed Developments + Cooling Towers 9: Termite infestations 10: Coffee-shop below or near to unit 11: Water tank at roof-top 12: Lamp Posts, Pillars, Tree Trunks 13: Spice Garden in an EC/condo 14: EC/condo Clubhouse 15A & B: Pneumatic Waste Collection System 16: Look closely at the development's scale model for clues 17: Buying a Mixed development apartment 18: Survey or study facilities surrounding the development 19: Pump Room below a unit 20: Seven Commandments of Stove Placement 21: Is there a potential poison arrow from the neighbours? 22: Should I be concerned with a near-by temple, church, mosque &/or elder care? 23: Is the compass marking on the Sales Brochure accurate? 24: Sites reserved for Schools? 25: Doors face each other? A year ago; many had purchased a premium unit within the development .. and later shocked to learn that the central rubbish chute (for their entire floor) is just next to their main door! 6. Thus the morale of the story is to check first before signing on the dotted line. 7. In general, most developments have these:- 8.1. A central rubbish collection centre / rubbish bin collection point 8.2. Power Sub-station. Every development usually has one or more of these depending on the size of the development. 8.3. Design of club-house roof-lines / trellis / gazebo / pavilion. Are the designs a "threat" e.g. with spikes or like a razor's edge? Usually these are aimed towards lower storeys. 8.4. Any poison arrows in the form of a sharp corner of another block of neighbouring stack aimed towards one's balcony (hard to cure) or towards one's windows (if any) 8.5. Location of areas like BBQ pits and any impact e.g. the smell from these pits towards a unit.. especially low storeys such as #01 or #02 first or second storeys 8.6. Any tree trunk aimed towards a lower unit e.g. #01 or #02. Unfortunately it may be too late; especially if the development is under construction. 9. There are lots more considerations... 9.1.
