Staff Cecil Lee Posted February 18, 2022 Author Staff Share Posted February 18, 2022 Dakota Crest (Feb 2022 Build-To-Order) Geylang Dakota Crest is located along Geylang River and the Geylang Park Connector. It is bounded by Old Airport Road, Jalan Enam, and Dakota Crescent. This development comprises 3 residential blocks ranging from 17 to 22 storeys. You can choose from 443 units of 2-room Flexi, 3-, and 4-room flats. Dakota Crest’s design is inspired by the blocks previously located at Dakota Crescent, paying homage to the previous estate through use of motifs, colours, and detailing in its facade and facilities. Facilities at Dakota Crest include a residents’ network centre, a childcare centre, children’s playgrounds, as well as adult and elderly fitness stations, some of which are set against the backdrop of Geylang River. The development will also come with a precinct pavilion and three roof gardens located on top of the Multi-Storey Car Park (MSCP) and two of the residential blocks. Staff Cecil Lee Posted February 18, 2022 Author Staff Share Posted February 18, 2022 Would you believe? "My home is within less than 1 Km of the former*+ president of SG!" - *+Key Collection Yr 2027 Case Study 1: Stacks #122 and #124 Correct me if I am wrong. When the current President of Singapore was appointed; a home was rented somewhere along the "Private housing" across the Geylang River. 1. Most likely when the time comes for key collection, she will be long gone by then. 2. The nostalgia for the fans of the White is that: "Hey, my house previously faces the home of an ex-president of SG!". 3. However, not guaranteed for stacks #130 and #132 as the plans for the redevelopment of it's neighbouring plot in Yellow has not been drawn-up yet. 4. Not too great news are: 1. These stacks face the afternoon sun + 2. May expect construction and dusts if when key collection, these sites are just at build start-up. 5. Under Shapes and Forms Feng Shui and if one can afford or lucky to purchase a unit here: #116 and #118 that is at least 4th or more storeys.. expect Good external Shapes and forms! 6. In addition, another neighbour is a condo development! How's this for bragging rights.. LOL

Staff Cecil Lee Posted April 19, 2022 Author Staff Share Posted April 19, 2022 There are around 10 considerations when choosing a 4 Bedroom at HDB Dakota Crest Note: Rankings of stacks/units not shown, here. These descriptions may apply only to some units or combinations of these highlights:- 1. The unit's frontage e.g. Living room and bedrooms affect by the afternoon sun especially on a sunny day. The intensity of the afternoon sun rays depends on the floor level. 2. Expect afternoon sun soaking into the master bedroom wall. And on a sunny day evening, may expect the heat to ooze out from the master bedroom wall. 3. Preferred 8th storeys or higher preferred to clear the Multi-Storey Car Park (MSCP). 4. This unit may be affected by "Tian Zhan Sha" due to it's unblocked views which is a double edged sword. As sometimes, unit can be very lucky or health and wealth issues especially if there are strong winds blowing into the unit. A solution is to close the windows during these days. What is "Tian Zhan Sha": https://www.geomancy.net/forums/topic/18268-what-is-tian-zhan-sha-a-homes-frontage-facing-an-opening-between-two-or-more-building-structures-that-funnel-sha-qi-strong-winds-to-it/?tab=comments#comment-44792 5. Expect construction noise for approximately around 2 - 2.5 years at the neighbouring site reserved for future Public Housing. 6. Kitchen is in the inauspicious Fire @ Heaven's Gate. Which affect male breadwinner's career and also overall luck. The impact (if any) also depends on where the stove is located in these units. For #142 there is no running away from the stove placement. For #11x & #14x so long as the stove is placed in the "correct position" is of no issue. As anywhere in the kitchen, it will be affected by Fire @ Heaven's Gate. For #301 and #3xx so long as the stove is not position close to NW, no issue - highly unlikely as often this should be the location of the unit's FRIDGE. 7. High floors preferred (at least) 5th storeys and higher to avoid looking into the Precinct Pavilion (PP) - fortunately the PP is a distance away. As activies especially funerals and funeral activies such as prayers can happen anytime. Even during occasions like Chinese New Year. In addition, higher up units may also be able to hear the sounds of religious ceremonies and or from Malay weddings (if any). Therefore, if possible aim for at least 8th storeys or above. 8 . House numbers is not Feng Shui. But unit numbers especially say #04-114, #14-114 or #04-144 & #14-144 to some may "sound" inauspicious. More to do with a stigma or taboo associated with this. And usually, even if one is Okay with this, it might affect future re-sale value once unit is available for future resale uder M.O.P. = Minimum Occupation Period has been achieved. 9. Poison arrow from the corner of #12x aimed towards #14x. 10. Front door in full view of the Lift Lobby with the two lifts. More of a privacy issue than Feng Shui.
