Staff Cecil Lee Posted August 30, 2022 Staff Share Posted August 30, 2022 HDB Havelock Hillside Sales Brochure: Havelock_Hillside.pdf Havelock Hillside (Aug 2022 Build-To-Order) Bukit Merah Havelock Hillside is located along Havelock Road and near the upcoming Havelock MRT station on the Thomson-East Coast Line. The development comprises two residential blocks at 42-and 45-storey tall, and offers a total of 869 units of 3- and 4- room flats. Havelock Hillside is offered under the Prime Location Public Housing (PLH) model. Building on the topography of the site, the design of Havelock Hillside draws inspiration from natural landscapes like meadow plains, green terraces, and hillocks, creating pockets of space for activities or rest. Each of the two high-rise residential blocks has its own precinct pavilion and are connected to the rooftop garden above the Multi-Storey Car Park (MCSP) via a unique curved link bridge. The residential blocks also come with sky terraces and roof gardens. Havelock Hillside comes with a childcare centre, children’s playgrounds, as well as adult and elderly fitness stations. Please refer to the site plan located at the top of this page, for the facilities provided in this development. Facilities in this development will be accessible by the public. Staff Cecil Lee Posted September 4, 2022 Author Staff Share Posted September 4, 2022 Case Study 1A: REACHING MINIMUM OCCUPATION PERIOD OR M.O.P. & BIN CENTRE DON'T LOW BALL ME (US)! PLEASE 1. Although we #593 and #591 do have an angled view of the BIN CENTRE, there is no excuse to make us lower our re-sale price! Case Study 1B: BIN CENTRE & STACKS #595 & #597 OK! WE SURRENDER! WE EXPECT TO BE LOW-BALLED! Case Study 1C: BIN CENTRE IS OFTEN ASSOCIATED WITH A DEVELOPMENT HAVING A CENTRALISED PNEUMATIC REFUSE DISPOSAL SYSTEM 2. What to expect or rather "the unexpected can happen" from an estate having such a system:
Staff Cecil Lee Posted September 4, 2022 Author Staff Share Posted September 4, 2022 Case study 2: Stacks #601 & #631 our immediate neighbours are EXTRAORIDNARY! + are not humans. 1. Extraordinary = very unusual or rather very uncommon. They are certainly not our neighbours. But instead, a Common Bin Lobby (CBL)! 2. How bad can it get? 2.1. For a start, the front door is next to the CBL entrance. 2,2 Secondly, the unit's Frontage: Living Room windows, all Bedroom windows and even the Service yard is a stone's throw or rather a "SNIFF or a SMELL" away from this CBL.. 3. Please, don't look forward to the day of Havelock Hillside's Minimum Occupation Period (M.O.P.). That day will not be bright and sunny for residents of Stacks #601 and #631. No need Feng Shui to tell us about these stacks. 4. In my opinion and perhaps the opinion of MANY that It is a sure guarantee that such properties will get LOW BALLED and there goes your hard-earned money! 5. It is as good as one participating in https://en.wikipedia.org/wiki/Gone_with_the_Wind_(film) ! 6. I don't want ants marching into my home! Courtesy of the goodies found at the common bin chutes... "WE LOVE TO VISIT YOUR HOME" + PLUS HDB'S bureaucrats "TAII-CHI" also HIGHLIGHT THIS in the Sales Brochure Site Plan: "" HDB : "So what if place not built! Visit in your head, lah!" 7. The perfume (sorry I mean the smell) coming from the Common Bin Lobby (CBL) towards the frontage of my unit. Closest is my living room windows! 7.1. Does this mean that I have to permanently shut my windows? 8. Hopefully I am not at the mercy of my inconsiderate neighbours. And I pray that I don't have durian lovers who place durian shells at the CBL!
Staff Cecil Lee Posted September 4, 2022 Author Staff Share Posted September 4, 2022 Case Study 3A: Block 98A - Certainly great effort in placing this Precinct Pavilion (PP) where none of the units face into it. 1. However high floors preferred especially for Stacks #621 and #623 to avoid any noise during activities at the PP. Case Study 3B: Block 98 - High Floors especially 6th Storeys or above for Stacks #603, #605, #607 & #609 to avoid looking into the PP. Block 16 of neighbouring development, just too bad! Precinct Pavilion(s) [PPs] in HDB estates. Do you know that this is one of the first things I look at when doing a Can or Cannot buy review?
