Introduction: For brand new just launched developments, there is no physical site to visit the completed buildings and apartments. 1. The only thing we can do is to visit the show room (which often is close-by to the site) as well as obtain a sales brochure and see the mock-up of the development. As well as try to ask questions from the sales agent (if any). 1.1. We must still try to gather as much information as we can. 2. Summary of Case Studies in this article. If the information is overwhelming. It is always an excellent idea to spent some time to scrutinise a prospective sales brochure of our potential buy (purchase). 4. Recently, more and more clients have discovered to their shock (horror) that the least expected was the location of the central rubbish bin outside their unit. 5. A year ago; many had purchased a premium unit within the development .. and later shocked to learn that the central rubbish chute (for their entire floor) is just next to their main door! 6. Thus the morale of the story is to check first before signing on the dotted line. 7. In general, most developments have these:- 8.1. A central rubbish collection centre / rubbish bin collection point 8.2. Power Sub-station. Every development usually has one or more of these depending on the size of the development. 8.3. Design of club-house roof-lines / trellis / gazebo / pavilion. Are the designs a "threat" e.g. with spikes or like a razor's edge? Usually these are aimed towards lower storeys. 8.4. Any poison arrows in the form of a sharp corner of another block of neighbouring stack aimed towards one's balcony (hard to cure) or towards one's windows (if any) 8.5. Location of areas like BBQ pits and any impact e.g. the smell from these pits towards a unit.. especially low storeys such as #01 or #02 first or second storeys 8.6. Any tree trunk aimed towards a lower unit e.g. #01 or #02. Unfortunately it may be too late; especially if the development is under construction. 9. There are lots more considerations... 9.1. Do remember "Read in-between" the lines.. Either North or South facing Stacks. One of these facing have the Very Auspicious / Very Lucky Frontage. Good from expected key collection in 2027 till 2043. Stacks that faces real water e.g. a pool have the best of both excellent Shapes and Forms and Flying Star Feng Shui amongst all these three North facing units. 2. Some unit frontage is affected at a slight an angle by the afternoon sun especially on sunny days on every last six months of each year. 3. For Stacks facing the road, high floors preferred to avoid traffic noise especially during peak hours of the day along either Ulu Pandan Road or along Pandan Valley Road. 4. Get a copy of the block outline showing where the two Rubbish Chutes (RC) are. There are stacks where front door directly faces the two Rubbish Chutes (RC). For other stacks, although the front door does not face the two RCs, however, standing at the front door looking out, the RC is at 2'Oclock and thus visible. Of course, usually there is a service door for the RCs. But often, even we accept this, it may affect future resale value. In the geomancy.net forum, there was a photo in the Waterpoint condo development where some inconsiderate residents had dripping waste liquid found on the floor of such units like #10 and #19. (Not that great if this is a common thing.) 5. High floors preferred as specific stacks faces the service road leading to and from the Bin Centre. Know that often, when a garbage truck pass-by we often do get a whiff of smelly garbage during the duration of the garbage truck passing by. Thus safest to avoid especially buying levels #01 to around #05. 6. Specific stacks faces especially Block 1M Pine Grove condo. In the future, if there is an en-bloc of this development. May expect both construction noise and dusts. In addition, hopefully - cross fingers that we come across a block sharp corner aimed towards Stack #02 - if any in the near future. Hard to cure if it is aimed towards one's living room balcony. 7. No issue especially for speficiC stacks with the kitchen sharing the same wall as a Lift shaft. Firstly, it is not sharing the same wall as the front door. And in fact this is a blessing in disguise given that Lift shafts besides the storey shelter are the strongest part of the building. However, less lucky for Stack #10 since a "third" lift shaft is just beside the front door. And lifts are considered moving metal and thus considered not great to be next to the front door. Also for #10 less privacy. Imagine opening one's front door and suddenly seeing people coming out or some residents/visitors standing around your front door waiting for the lift. There are specific stacks facing towards the Genset. No issue with the Genset (Generator Set) at 5 O'clock - after the floating pavilion. Very rarely does a development turns on this genset which uses diesel oil and has a smoke stack. But one could see a funnel above this generator. 9. High floors preferred as often basketball play does generate some "noise". Luckily usually not allowed to play after 10pm or thereabouts. 10. Avoid #01-xx as there is a near-by basement car-park ventilation shaft. This is because in the past, in other new condo units, clients discovered that so happens a ventilation shaft was directly below the living room. Thus when it was turned on; can generate some noise. 11. Changing rooms are a distance away at specific stack's 5 O'clock and past the Oasis pool. Thus no issue or concern, here. 12. Avoid TOP or highest unit as part of the block's water tank is above this unit. 13. No issue with some of the unit's wall sharing with the Storey Shelter. In fact, this is a benefit as it is one of the strongest structure in a building / block. 14. No issue with the front door open to the dining table - in the developer's proposed design. More of a common sense, here. Given that if front door is always open, no privacy. And often some unit's dining table is always cluttered. And is the first impression when one comes into such a unit. FORTUNATELY, most condo residents close front door once we enter the home. 15. Common to have the front door open to a view of the kitchen especially for smaller units. Thus, this is not an issue for such units even for Feng Shui. Their core business is not authentic Feng Shui. But rather making big bucks by selling lots of useless commercial products in the name of Feng Shui. Please give me a good reason not to buy such products. Here's one: Okay, the above was written prior to the knowledge of COV-19. Here’s to another reason, why.
