Case Study 4: A decent job in the placement of the two Precinct Pavilions (PP) & Electrical Sub Stations (ESS) Looks like this development is designed by "an old hand". Where one of the two trade-marks are the placement of the PP and the other is the Electrical Sub Station (ESS) However, best to get higher floor units at Stacks especially shown in light green #101, #137 and #139 -

Case Study 3: Should I be concerned with my unit's living room &/or other rooms facing the side of an overhead bridge? Potential Sha Qi as shown by the red arrow(s): Best to avoid low floors especially 2nd to 3th storeys high. Preferred try to be at least 4th - 5th storeys or higher. -

Case Study 5: Any concern if my estate is beside a Madrasah? A Madrasah is a private Islamic religious school registered with the Singapore Ministry of Education (MOE). And should not be mistaken as a mosque. 1. No issue since it is a specialised school. 2. And is buffered between the two Multi-Storey Car Parks especially that of Block 39. -

Case Study 3A: Common Bin Lobby (CBL) too close for comfort to Stack/unit #107 front door 1. Most important consideration is that neighbours must exercise consideration and either don't dump rubbish at the CBL and/or avoid leaking bin bags. 2. After the Minimum Occupation Period (M.O.P.) this might also be an issue with some potential buyers. Hopefully does not affect the re-sale value. Case Study 3B: How about the other CBL?: 3. Not perfect but quite common amongst similar HDB designs in other estates. 4. However, hopefully or most likely so long as the bin lobby cannot be seen from stacks/units #113 and #115, this can be tolerated by most. -

Case Study 5: A taboo living close to an Electrical Sub Station (ESS) So far there does not seem to have any known health concerns living next to or close by to an ESS. However, this will not stop those who may be concerned with it. Thus, to "future proof" one's home resale value, do get a higher floor.

Case Study 2: A taboo with front door facing common bin lobby Stacks 542 and 526 have their front door in full view of the common bin lobby. A rather uncomfortable position if one loves to leave front door open during the day time hours. Also once M.O.P. (Min Occupation Period) reached, sometimes even if we ourselves do not have an issue, a potential buyer might think twice! How about Stack 540 and 524. Again once again, may or may not affect future re-sale value.

Case Study 1: Should I be concerned with living next to a hospital? More of a stigma. Where sometimes if we ourselves are not too concern about it; others especially after the minimum occupation period M.O.P. has been reached, there will always be future potential buyers may be put-off with buying such a unit.
