This signage was put-up on what is today Clavon condo:- (Below) Background is the HDB Clementi Peaks BTO under-construction Clavon's neighbour: under construction HDB Clementi Peaks BTO:- Photos of Clavon condo site taken at The Clementi Canopy. Whilst at The Clementi Canopy the Ayer Raja Expressway especially stacks/units facing it can be a tad noisy... UOL did install sound dampers on the ceiling of the balcony to absorb SOME noise, though. Two schools in close proximity to Clavon condo. Clavon condo is to the West of The Clementi Canopy. There was once a Jubilee School. Today, the school disappeared and Jubilee Road becomes a dead-end road due to the AYE. The area where The Clementi Canopy is was once a busy hub. And there was once a circus connelecting Clementi with West Coast... Zoom out of the above map:- Today, this development is surrounded by good schools...provided can get in...nevertheless good resale potential other than those units near to the expressway plus afternoon sun.. A closer look shows that this Ad which "screams" LAND PARCEL. But on closer look this LAND PARCEL is actually the vacant plot of The Clementi Canopy. And not Clavon condo. Frankly this is subject to individual interpretation. In my opinion, as far as this plot is concerned, there is no impact FROM an arrow. The closest to a child's arrow is the service road of HDB Casa Clementi. The red arrow shows this HDB's service road. And frankly, it is not a threat. It would be different if this road was an Expressway or a major Singapore road. But it is not even aimed towards Clavon land but towards HDB Clementi Peak's fringe Block 465A. But feel that this plot of two blocks are better placed despite it (unable to run away from) being along the AYE .. A Conservative FSM eats and sleeps literally by the Front Door. 2. I shall not go in depth into the article on the Conservatives (which by the way can be read below this thread. 3. Good Luck if one has one of these layout plans e.g. Type DP1 and Type E1. And this is when a (future) potential buyer brings such a FSM along .... 4. The stigma is that of a WC beside the front door. 5. Modernists FSMs will for the better part be more receptive of this concern. As their focus is the frontage of the unit (which in this case may not be the front door.) 5.1. Please note that Modernists FSMs still need to look at the Holistic overall Shapes and Forms of the unit and also the Flying Stars to make an informed decision. Resource 1: What is a Conservative FSM like? Resource 2: A FSM needs also to review a unit based on many of the key habits found, here: Conservative FSM: "I only eat, sleep, wake-up; repeat on the Front Door!" Sales Agent: "Sir, can't you at least say that the front door is the Private Lift Lobby door? Conservative FSM: "Hey! Are you the FSM or is it me?" "Are you trying to take over my job?" Huh? Besides the traffic noise what else? 2. The two blocks 6 and 8 are not true North-South compass directions. As such, do expect afternoon sun at an angle towards Block 6 Stacks 05, 06, 07, 08 & 09. Block 8 Stacks 14, 15, 16, 17 & 18. 2.1. Block 6 Stack 01 depends on whether the afternoon sun could soak into the shared wall with the master bedroom. Frankly, there will always be some Feng Shui Masters (FSMs) that claim this is bad Feng Shui. Especially those FSMs that swear-with-only using the Front Door. 2. One good thing is that the front door does not open directly towards an opening such as the balcony opening. 3. More importantly under common sense, avoid reflective material facing the front door.
