Staff Cecil Lee Posted August 12, 2020 Author Staff Report Share Posted August 12, 2020 HDB Sales Brochure Part 1 of 2: Delightful Living 2-room Flexi, 3-, 4-, and 5-room flats Costa Grove is bounded by Pasir Ris Drive 3 and Pasir Ris Green. You can choose from 1,070 units of 2-room Flexi, 3-, 4-, and 5-room flats, housed in 9 residential blocks with varying heights from 9 to 18-storeys. 2 of these blocks will also house some rental flats. There will be 1 additional residential block of rental flats, making a total of 10 residential blocks in this project. Pasir Ris, which means 'white sand' in Malay, is named after the long stretch of sandy white beach along the north-eastern coastline of Singapore. The name Costa Grove reflects the development's location in this coastal town and the adjacent Sungei Api Api, which is famous for its mangroves. Roof gardens in some blocks will serve as communal spaces for you to mingle with your family and neighbours while enjoying views of the surroundings. With a landscaped deck at your doorstep, you will be able to embrace an active lifestyle, be it jogging amid greenery, working out at the fitness stations, or playing with the kids at the playground. You can also stroll, cycle, or rollerblade along the adjacent linear green, Sungei Api Api, or head over to the nearby Pasir Ris Park. An eating house, shops, minimart, childcare centre, and Residents' Committee Centre will also be located within the development. Please refer to the site plan for the facilities provided in the development. Facilities in this development will be open to public.

Staff Cecil Lee Posted August 13, 2020 Author Staff Report Share Posted August 13, 2020 Case Study 1: Very good impressions of the spaciouness and overall good Shapes and Forms Feng Shui at this former quary site. Also Riverina View (estate) may later be renamed as "What view?" Road 1. From a non-Feng Shui perspective, if one's work-place is in Jurong or Tuas this location may be quite far away. 2. But from the standpoint of Feng Shui, nowadays hardly can find such a generous distance between each flats. 3. Plus the amount of nearyby water, greenery. 4. Costa Grove shown by the red dot, below. Pulau Ubin (as a buffer from Johore) is just "next door" to HDB Costa Cove 5. The "losers" would certainly be a stretch of landed homes (as shown by the bold red-line) along Riverina View:- 5.1. Sarcastically, one may even say "What View?". Or apply for the road Riverina View to be renamed as "What View Drive". 5.2. In Singapore, it is possible to have a road renamed. For example around the year 1999, MCL was close to completing a condo development off Yio Chu Kang. However, at that time the project is along Jalan Woodbridge. 5.3. A marketing nightmare if buyers find themselves with an address like block 110 Jalan Woodbridge #01-33 etc... 5.4. Fortunately, MCL got Jalan Woodbridge changed to Gerald Drive! 5.5. The reason given also was that Woodbridge Hospital was no longer along Jalan Woodbridge. Nowadays the Woodbridge Hospital can be seen from some units along HDB Buangkok Wood estate. Staff Cecil Lee Posted August 13, 2020 Author Staff Report Share Posted August 13, 2020 Case Study 2: Fortunately, this development is a distance away and buffered by Pulau Tekong then Pulau Ubin - from Johore Bahru, Malaysia. Unlike those flats directly opposite Johore’s industrial premises:- Resource:-

Staff Cecil Lee Posted September 2, 2020 Author Staff Report Share Posted September 2, 2020 Case Study 3: Kudos to the planner on the design of the two entry/exits of this HDB Costa Grove 1. Good that none of the stacks/units are affected by Sha Qi especially from vehicles entering the service road:- 2. Many other planners of other estates should take note of this sterling example - subject to constrains for smaller sites.
Staff Cecil Lee Posted September 4, 2020 Author Staff Report Share Posted September 4, 2020 Case Study 4: Kudos for great placement of the two Precinct Pavilions 1. Out of sight, out of mind-:) 2. Equally out of sight. Although still close-by (expect some noise level) but fortunately, there is a buffer = stairwell between the PP and stack #685:- 3. Really cannot ask for more. Close to Perfect, here!
Staff Cecil Lee Posted September 4, 2020 Author Staff Report Share Posted September 4, 2020 Case Study 5: Sample of Fire at Heaven's Gate Stack/Unit #619 1. To find out more, please check out this link:- 4. Looks like stacks #585 and #539 equally may be affected by this.

Staff Cecil Lee Posted September 4, 2020 Author Staff Report Share Posted September 4, 2020 Case Study 7: Sample of a possible Sha Qi or Poison arrow from a neighbouring rental Block 590A 1.
